1. Re-establishment (Boundary) Survey
Performed by licensed surveyors, this process reinstates previously surveyed property boundaries by determining features such as fences, building corners, and survey marks. This survey is essential when:

  • Purchasing a new property (especially in older subdivisions)
  • Building or extending close to property boundaries
  • Improving fences or retaining walls
  • A detailed property survey is required by the council

2. Feature & Level Survey
The initial critical step in any construction project involves gathering detailed information about land features and levels. This data is utilized by councils, architects, and building designers. A Feature & Level Survey provides information on:

  • Ground levels (Australian Height Datum or arbitrary) and contours
  • Existing structures, including heights, ridges, eaves, and gutters
  • Adjoining structures with their respective heights and features
  • Utility services and, upon request, underground services (additional charges may apply)
  • Vegetation or trees on-site or within 15 meters
  • Street furniture
  • Fence locations and heights

3. Site Analysis Survey (Neighbourhood Character Survey)
Conducted for local council and town planning approval, this survey accompanies development applications. It includes the site’s topography along with details of adjoining properties, typically within a 50-meter radius, usually encompassing 3 to 5 adjoining properties on each side and on the opposite side of the street. This tool assesses residential density based on physiographic, socioeconomic, visual elements, and physical improvements. Clients can request to combine this survey with a Title Re-establishment Survey and levels to AHD on the same plan.

4. Building – Construction Set-Out
This process identifies the position of proposed structures concerning existing boundaries during the construction phase. It ensures that the construction team adheres to council standards and approved engineering and architectural plans. Accurate set-out surveys are crucial as they transfer building designs onto the land.

5. Land Subdivision – Building Subdivision
This process creates individual titles for land parcels, units, and apartments, enabling their separate sale. We guide clients through the process, manage interactions with the council, or simply provide the necessary plans for the project.

6. As Constructed Survey
The primary purpose of this survey is to verify and provide updates to regulatory authorities, ensuring that the construction process was completed per architectural specifications.

7. Monitoring Surveys
Typically carried out on development sites, these surveys monitor ground and structure movement. Our state-of-the-art equipment and expertise allow us to accurately monitor building, wall, and surface movements in all directions, including settlement, heave, and lateral movements.
